The villa settlement in Pamporovo is situated in the area \Karamandzha\" in the resort of Pamporovo, below one of the ski slopes of the complex.
The Rhodopi Mountain determines the character of this \"place of heaven\". The terrain has a steep slope (50 m. out of level), a gully, a north as well as a south exposure. It is situated at about 1680 m. above the sea level. The combination of mountain air, the absence of industrial enterprises, the proximity of the town of Smolyan, the convenient communications, the abilities for rural, hunting, fishing, wine, forest and ski tourism make tis place unique. The urbanity model of the settlement has been set using amphitheatrically situation of five medium height architectural spaces, connected by a vertical communication on the terrain (escalators). The designer's aim has been to follow the relief of the terrain providing enough space and displacement so that each apartment to have an open view to the forest lands around.An approach to the settlement from the west has been designed, where an open parking place for 60 vehicles will be built. All the public infrastructure of the two settlements will be accessible to all inhabitants this way.The complex has a chapel which is perfectly added to the architectural image of the settlement.
Facilities in the complex:
- The settlement has a spa centre, massage rooms, solarium, sauna, tangentor, vapourbath, dressing rooms, recreation rooms, showers, consulting rooms and a swimming pool 8/20 m. with its serving rooms, fitness halls, bowling with 4 tracks and a ski cloak room
- The villa settlement has a lot of shops and other business areas, catering establishments ( a tavern- a restaurant for 108 people), a night bar, 3 lobby bars, striptease bar for 40 people, a day bar, a disco, a Vienna sweet shop for 75 people, a tea shop)
- An attractive panorama restaurant for more than 100 people with a sky bar for 30 people has \"perched \"on the highest point of the settlement. The most direct connection with these places of entertainment has been realized using an effective panorama lift
- Company offices, a conference hall for 104 people and Internet club have been planned
For the complex and apartments:
The structure intended for living consists of five buildings. There are 317 apartments of 25 to 276 sq.m., structured as one-, two-, three-, four- and five-room apartments.
All the apartments have fireplaces.
- The apartments in Building 1 are 79- 24 one-room apartments of 25 to 45 sq.m.; 33 two- rooms apartments of 40 to 71 sq.m.; 19 three- rooms apartments of 66 to 95 sq.m.; 2 four- rooms apartments of 132 to 139 sq.m. and 1 five- rooms apartment of 276 sq.m.
- Building 2 has 2 one- room apartments of 26 sq.m.; 33 two- rooms apartments of 46 to 60 sq.m. and 23 three- rooms apartments of 65 to 85 sq.m.
- In Building 3 the number and size of the apartments are similar to these in Building 2 but the orientation of the apartments is different(3 one- room apartments of 26 to 34 sq.m.;30 two- rooms apartments of 46 to 60 sq.m. and 24 three- rooms apartments of 65 to 85 sq.m.)
- The apartments in Building 4 are 68- 4 one- room apartments of 26 to 35 sq.m.; 43 two- rooms apartments of 40 to 60 sq.m.;17 three- rooms apartments of 6o to 85 sq.m. and 4 four- rooms apartments of 107 to 115 sq.m.
- Building 5 has 55 apartments-2 one- room apartments of 34 to 41 sq.m.; 40 two- rooms apartments of 41 to 66 sq.m.; 11 three- rooms apartments of 65 to 85 sq.m. and 2 four- rooms apartments of 115 sq.m.
Degree of completeness of the apartments.
All the apartments in the settlement are offered at \" turn key\". Finishing works in the complex are conformable to highest construction standards and include excellent isolation of external walls. All apartments are completely air-conditioned, and the windows are with double glass package and joinery, resembling wood. In each apartment there are qualitative wooden doors and massive front doors with key locks. In the apartments there are terminals for phone, TV and Internet.
Maintenance of the building and its communal areas:
The annual maintenance fee is 500 euro and will cover the following:
- Maintenance of communal areas, gardens and swimming pool
- Maintenance, cleaning and electricity bills for the common parts (corridors of the block)
- 24-hour security
- Standard repairs occuring from normal use
